我是看過許多新房子和中古公寓的人，兩者各自的優劣勢，其實是蠻明顯的，那麼公寓有什麼好處呢？
1️⃣公寓的公設比很低，甚至沒有公設。
凡事講究CP值的朋友們，這一點就要納入優先考慮了。例如我所在的天母地區，有一堆個位數低公設比，或是根本沒有公設的公寓，這比起30幾趴公設比的新大樓來說，買房總價就真的差很大。
2️⃣公寓的格局比較方正。
公寓的房間格局，通常比較方正，不會有歪七扭八的房型，衛浴會有對外採光通風，也會有客廳餐廳的區別，室內不會小到要擠在客廳看電視配飯。而且通常有前後陽台，住起來比較開闊一些。
3️⃣公寓所在的地點，大多是在生活機能較好的區域。
現在的新房子大多是在重劃區，好處是整體有規劃，街景市容整齊又清潔，缺點就是生活機能還要一段時間才能趕上。公寓則大多是在三四十年以前就建好的，附近大多是市場、學校、店家或交通路線聚集的區域，就免去生活機能待補齊的空窗期。
4️⃣住公寓不用繳管理費，房屋稅也比較低。
現在的管理費動輒要幾千元或破萬，對於口袋深度不深的朋友們，每個月也是一大筆開銷。房屋稅雖然一年才繳一次，但是新房子的房屋稅款頗高，比起公寓低房屋現值算出來的房屋稅相比，還是很傷荷包的。
5️⃣同一區域的房價，公寓要比起新大樓低的很多。
對於有總預算限制的購屋者來說，既要控制預算，又想要足夠的居住面積或房間數，選擇公寓就是一個不錯的階段性決定。通常，在同一個地段，公寓的每坪單價，可能只要新成屋的50~60%。現在隨便就上千萬的房子，選擇公寓就可以少了幾百萬的購屋預算，生活可以更為寬裕些。
6️⃣公寓的土地持分通常比較高，如果你持有的時間夠久的話，潛在的都更改建效益就變大了，我們總有一天等到它。😆
